Residential Conveyancing Charges

We wish to be as clear as possible when providing details of our charges for Residential Conveyancing.

We will provide you with a Fixed Price Quotation before you instruct us to assist you in budgeting for your move.

We would point out that each transaction is different for example whether the property is freehold or leasehold, registered or unregistered. In addition, with regard to property purchases the pre-contract searches required for each property can differ from area to area.

Property Purchase

Our typical legal fee will be between £425.00 and £1,500.00 (plus VAT at 20%) for properties up to the value of £750,000. In addition, you will also have to pay for pre-contract searches, stamp duty, a land registry registration fee and official searches.

Our fixed price quotation will provide detailed figures for you to work from. If the property you are purchasing is leasehold there will also be additional payments to the Landlord and managing agent for registering your ownership with them.

These payments are referred to as Notice of Assignment fees and Deed of Covenant fees and vary from development to development.

We will not receive details of these additional payments until the sales management packs have been issued by the Managing Agents and Freeholders Agents.

These packs are provided by the sellers of the property at their expense. Please contact us for a Fixed Price Quotation.

Remortage

Our typical legal fee will range from £350 and £750 (plus VAT at 20%) plus disbursements depending on the transaction.

Property Sale

Our typical legal fee will be between £425.00 and £1,500.00 (plus VAT at 20%) for properties up to the value of £750,000.

In addition, you will have to pay for Land Registry Official copies of your deeds which will typically cost between £6.00 and £15.00. The cost of these documents are referred to as disbursements as they are payments to a third party on your behalf.

If the property you are selling is Leasehold, you will also have to pay for sale packs from the managing agents who manage the development and the Landlord or Freeholder in respect of Ground Rent payments. The cost of these packs range from £75.00 to £450.00 (plus VAT) per pack. Please contact us for a Fixed Price Quotation.

Transfer of Equity

Our typical legal fee will range from £350 and £750 (plus VAT at 20%) plus disbursements depending on the transaction.

There may also be a liability to pay Stamp Duty Land Tax depending on the circumstances of the transaction. Please contact us for a Fixed Price Quotation.

Disbursements

These are payments that we make on your behalf to third parties such as for example to search providers, the Inland Revenue (stamp duty land tax) and the Land Registry.

We are under a duty to make these payments and they will be detailed in our Fixed Price Quotation.

Stamp Duty Land Tax is calculated on the value of the property. You may be entitled to relief if you are for example a First Time buyer. You may also be liable to pay a Higher Rate Stamp duty Land Tax if you are buying a second property such as a holiday home or buy to let property.

Land Registry Fees are based on the value of the transaction and whether the deeds are registered or unregistered. The Land Registry Fee will range between £20 and £910.

Additional Payments

On occasion after checking your deeds or upon receipt of the purchase contract pack we identify that additional work is required to progress your matter, such as for example dealing with a Right of Way that is not detailed in the deeds.

We will write to you to identify the problem and provide you with a quotation for the additional work before undertaking any additional work on your behalf. This is unusual and the vast majority of transactions are dealt with without any additional legal fees being incurred. Please contact us for a Fixed Price Quotation specific to your transaction.

We have set out below examples for a typical freehold sale and purchase. For leasehold matters, please add an additional £200 plus VAT to the examples below due to the additional work involved in dealing with leasehold transaction.
