If you intend to sell or buy a property at auction, you should make sure that you research the matter thoroughly before proceeding.

The benefits of selling at auction, are that once the hammer goes down the buyer is committed to buying your property and will have 28 days to complete the transaction so there will be no last minute delays or changes to the sale price. However you should note the following:

  • A legal pack will need to be prepared by your solicitor, well in advance of the proposed auction date and set to the selling agent.
  • The auction legal pack, will include all of the standard documents involved in selling a property, but in addition you as the seller will also provide pre-contract searches.
